What is the difference between this zoysia and generic bagged grass seed?

The difference is in the purity and origin of the batch. Budget grass seed usually comes mixed or with low varietal purity, which leaves bare patches and an uneven turf. Does it work in shaded areas where bermuda does not thrive?

It is still advisable to apply occasional deep waterings to wash out excess salts and keep the roots from stressing in very dry periods.

What happens to the lawn in the dry season?

Zoysia is highly drought tolerant. In prolonged dry periods it can yellow and take on a straw color, but it does not die: it recovers its green with the next watering or rains. It is a defense mechanism, not permanent damage. Thanks to its density and low water requirement, once established it keeps its look with less irrigation than other tropical grasses in common use in the country.
